1. Who are The Property Butlers? 

We are the Butlers! (Hence the name) We are a family business that buys houses! Our family consists of Jerod and Melinda Butler and our beautiful young boys who love helping on the houses! We do most of the work ourselves with the help of some local employees as well as local contractors. 

What do The Property Butlers do?

We buy houses, fix them up and offer them back to our community in the form of rental housing or as a nice, affordable home for a local family. 

How do we differ from other home buyers?

We are very different from the many ads, signs and websites of "Home Buyers". Many of the proclaimed home buyers are actually what is called a 'Wholesaler" This is a company or person that ties up a home in contract, proclaiming to purchase your house, that then turns around and tries to sell the house at a profit to another real estate investor. We are different in that we are the end buyer that the wholesalers are attempting to sell to. It is a legal process, and could still benefit some as they occasionally do find an end buyer, but they don't always, which means your house would not close. We differ in that way as well, we have never not closed a house that we go in to contract on. When you sell your house to us, WE are fully intending to close on your house, not looking for another end buyer

Do you always make an offer? 

No, unlike the other proclaimed "Home Buyers" We do not always make an offer. Many of the wholesalers will tie up a house at any price, because as mentioned above, they are intending to buy the house house themselves, but in hopes of finding another person who will  buy marketing it to the investors. In our case, not every house is a fit for us, and we are not a fit for every house, and we will be honest about that! If we think that we are not the best fit, we will let you know that instead of making an offer. We really want the best for our clients.

What types of Property do you buy?

This may change as time goes on as the market and our buy strategies, goals change. Our typical buying criteria includes single families and multifamily properties that have value add opportunities. Value add is anything from rehabbing a house to cosmetic updates. This could be updating a dated home, a home in need of repairs or a roof, or a house that needs a serious amount of work or repairs. We buys houses needing a few repairs to houses needing full renovations. 

How does the process work to sell your home to a home buyer.

It all starts with reaching out, you can do so either online at "Get an Offer" or buy calling us at 567-274-4272. We then ask some basic information about the house to see if we think it could be a fit for us prior to arranging an appointment to take a look. We do not want to waste your time if we don't believe it could be a good fit for us. If we are interested in the home, we will proceed to schedule an appointment to take a look at the condition of the home. At that point we formulate an offer or multiple offer types to you by phone, if you decide to an accept one of the offers from us, we will then proceed to send you a contract then we forward that directly to our local title agency, Southern Title in Mansfield. 

Is selling your house to a home buyer directly, the best way?

That depends! It is not the best option for everyone, but for others, it definitely could be! The benefits of selling directly to a home buyer, does differ than selling to a wholesaler, please keep that in mind. To some, that have the time and an updated, move in ready house may be better suited to be listed on the market as there is a large pool of home owners that will pay retail price for the home, but selling on the market does have its downsides. When you sell your house with a realtor, you have to pay fees and commissions to the realtors involved, you have the wait of listing and walk throughs plus the additional time and hassle of inspections and the loan process with many buyers that back out or can't hold up there end, resulting in waisted time, money in holding costs/repairs and heart ache of getting your hopes up to sell. We have heard from many realtors that this has been happening more and more. So, some people that we would  the best fit for include:

1.if  you are looking to sell your house fast. - We are able to help buyers in needing to sell their house fast due to foreclosure, divorce, moving away, behind in taxes or just those that are ready to move on with their dreams. We do this by making the process fast, with us, you get to skip the wait and hassle of inspections, we can do a cash offer to avoid the lending time delay. Some sellers simply may not have the time to wait for a sale on the market and we can help!

2. You need to sell your house that needs repairs - We can help in this case for two reasons, these houses are not as desirable to retail buyers, and these houses struggle to pass inspections or qualify for loans. We have many different ways to buy your house, none of which would require you to do any repairs to get your house sold. Some sellers don't want to make repairs, but others can't financially, we help those sellers that feel stuck to sell their house without repairs! 

3. Sell your house without a realtor - Some sellers want to sell their house directly to save the fees and commissions of selling your house with a realtor. To sell your house to us, there are no fees or commissions, plus, our offers have no obligation, so there is no harm to reach out to see if we can get you what you want for your house and keep more money!

So, to summarize, selling your house to a home buyer can definitely be the best option! 

Do you buy houses outside of Richland County?

While our ideal buying area is Richland County, we do buy in the neighboring counties and could be interested in specific properties in other areas. This would especially be applicable to land over 50 acres and apartment buildings. We also have some interest in some areas near the ocean in Florida. Either way, we are open to discuss your property in other areas, however, we are not typically interested in most properties outside our home area of Richland County. 

Is there any obligations if I get an offer on my house? 

No! Our offers have NO obligations attached! We are blessed for the opportunity and are very thankful for any offers that our clients request from us. 

Do I need to make any repairs? 

No! We buy houses as is! We do not require inspections and there are no lenders demanding repairs when you sell your house to us!
